The Palms 2014-2015 Season Rate Schedule

 


Terms and Conditions

-   The Palms is a 55+ active lifestyle community.
-   The Palms is a pet-friendly resort. Proof of current pet vaccinations must be provided within 15 days of arrival date.
-   Rates do not include tax and are subject to change without notice.
-   Remaining rent for entire reserved term is due upon check-in, if not already prepaid in full.
-   There is a Maximum of two person occupancy per lot. All guests must register.
-   Check-out is 11:00 am; Check-in is at 3:00 pm.

All rates include water and sewer service, refuse collection, Time Warner Extended Basic TV service, and complimentary Wi-Fi internet access.

Note: According to our reservation philosophy, one month = 30 nights stay.


Electricity Charges, Security Deposits & Reservation Deposits

Daily and Weekly Rates:
-   Electricity charges are included within these rates. (No extra charges for Electricity)
-   Reservation Deposit for this rate type: Entire amount due must be prepaid in full in advance.
-   Security Deposit for this rate type:  Is not required for this rate type.

Monthly Rates:
-   Electricity charges as billed by Arizona Public Service Company to The Palms are passed directly to the rental guest. The Palms charges the following fees as permitted by Arizona Revised Statute: meter reading fee $1.90 and administrative fee $7.50.
-   Reservation Deposit for this rate type: Entire amount due must be prepaid in full in advance.
-   Security Deposit for this rate type:  $100.00 is due upon check-in.

Seasonal Rate Packages:
-   Electricity charges as billed by Arizona Public Service Company to The Palms are passed directly to the rental guest. The Palms charges the following fees as permitted by Arizona Revised Statute: meter reading fee $1.90 and administrative fee $7.50.
-   Reservation Deposit for this rate type: $495 deposit must be prepaid prior to arrival.
-   Security Deposit for this rate type:  $100.00 is due upon check-in.

It covers the mailbox key, the ID badge, and your electricity usage.
There is a $25.00 fee per lost Mailbox Key.
There is a $10.00 fee per lost ID Badge or Extra Badge.
Please allow up to 30 days following your departure to receive the remainder of your Security Deposit refund.


RV Requirements

All RVs are subject to inspection and are accepted at Management’s discretion. A current photo of your RV, 5th Wheel, Motor Home and tow vehicle must be provided 15 days prior to arrival. All RVs must be fully contained, well-kept and in good condition.


Space Assignment, Cancellation & Refund Policies

Space Assignments:
The Palms Management reserves the right to make lot assignments on the basis of space available. We will make our best effort to accommodate your request for assignment to a lot in an area of your preference; however, your reservation does not guarantee a specific lot number. Lot assignments are made on availability.

Seasonal Package Cancellations:
Cancellations made more than sixty (60) days prior to arrival are subject to a $75.00 cancellation fee only. All other monies (Deposits or Prepays) will be refunded to you within 30 days of cancellation.  Cancellations made inside sixty (60) days of arrival date are fully earned unless “Medical Necessary”. (Proof from Doctor is required) If medically necessary a $75.00 cancellation fee will apply. All other monies (Deposits or Prepays) will be refunded to you within 30 days of cancellation. 

Daily, Weekly, and Monthly Cancellations:
No refund on cancelled daily, weekly, and/or monthly stays. Refund is only possible if medically necessary (Proof from Doctor is required) and a $75.00 cancellation fee will apply. All other monies (Deposits or Prepays) will be refunded to you within 30 days of cancellation.

A Note about Palms Construction Villa Rentals:
If you have made a reservation to rent one of our Palms Construction Villas, in the event that the unit you reserved sells you will be moved into a unit with the same specifications or you will receive a full refund if we cannot meet your needs.
